ZED PODS is proud to announce that its flagship scheme Fortis House has won the MMC Project of the Year at the prestigious Construction News (CN) Awards 2025.

Judges praised the scheme as:
“A high-quality MMC scheme that overcame flood risk, nutrient neutrality, and brownfield site issues in Ashford, pushing the boundaries of volumetric modular construction.”
Fortis House is a pioneering 23-unit social rented housing scheme that has transformed a previously underutilised car park in Flood Zone 3A into a vibrant, zero-operational-carbon community. Designed and built by ZED PODS under a full turnkey package, in partnership with Ashford Borough Council, the scheme demonstrates how modular solutions can unlock highly constrained sites like active Flood Zone while delivering resilient, inclusive, and sustainable homes.
This win marks ZED PODS' fourth CN Awards trophy, following earlier successes in 2021, 2022, and 2024, as well as a Highly Commended recognition in 2023 - further reinforcing its role as a leader in the offsite and MMC space.
Tom Northway, Chairman of ZED PODS, commented:
“We are absolutely delighted to receive this recognition from the CN Awards. Fortis House showcases what is possible when innovative design, sustainable technology, and social impact come together. It’s a testament to the bold vision of our design and delivery teams, redefining what high-quality, futureproof modular housing can look like in the UK.”
This award reflects ZED PODS’ ongoing commitment to innovation and social impact, delivering exemplar schemes that tackle both the housing and climate crises through precision-engineered, zero-carbon homes.
